ASB Calculator v3.3 Usage Tips

We have received a couple of inquiries from our valued readers on how to use the most recent ASB Calculator V3.3. Here are some tips of using it.

First Step:

Here you can edit the start date of your investment and the amount of your initial investment. Nothing complicated here.

Second Step:

Montly Adjustment

This is the adjustment option if you have any in particular year. For monthly column, the amount will be added every month in that year. This is for standing instruction or money that you put monthly. Yearly column will adjust only once in that year. Both columns can be positive or negative value.

Thirds Optional Step:

If you scroll enough to the right, you’ll see a small calculator for loan calculation. You can use the calculator to see how much you lose to a bank for taking loan. This part doesn’t have effect to the table below.

That’s all. Post a comment if you are still having a problem with the calculator.

Dear Irwan,

I wonder if your ASB calculator can also be used to count EPF dividend and its total of savings throughout the year. I have consult the EPF officer and question them how they calculate the dividend but they dont give a good explanation like if the calculation is confidential…

TQ

[Reply]

as oppose with ASB, EPF use daily minimum balance instead of monthly.

So let say this year dividend rate is 7%. The calculation for dividend is:

0.07 / 365 x sum of balance for each day that year

However as your balance in each day in a month is supposedly equal, the dividend payment is definitely the same with ASB. Thus you can use our calculator here.

[...] Update: Usage tips can be found here http://www.irwan.biz/asb-calculator-usage-tips/ [...]

Thank you. One more thing, which decision would benefit most in terms of financial benefits. If I want to settle my housing loan, should I withdraw from my EPF savings every once a year or wait until I decided to settle one shot of the loan balance. Eg: If let say I plan to retire in 2017 (10 yrs from now) should I withdraw every each year from 2007-2007 or wait until my Account 2 accumulated till the final year, 2017. TQ

[Reply]

sorry typing error “…should i withdraw every each year from 2007-2017 or wait…

Hi again norisa.

I don’t have enough information to answer your question.

Basically to answer financial problem like this, just simulate the option that you have.

1. if you are able to withdraw your EPF once a year, will this reduce the amount that you should paid for the loan (plus interest) because of your timely payments?

2. if you delay the payment, will the dividend from your EPF exceed the saving that you could have in option 1?

if you could answer the questions, you know what to do already

[Reply]

hi norisa,

If you’ve already having a housing loan, the option is just whether to settle it early or later. When you want to settle your housing loan balance, you should always consider what you can do with the money if it were invested or kept elsewhere instead of shortening the period to reduce the loan rate / BLR.

If it can grow more in terms of your loan interest rate / BLR, then is it worth to settle it?

Basically, my opinion quite similar to Irwan’s.

[Reply]

thanks for the explanations. based on that I’ve calculated that if I withdraw every each year and compared to one-shot withdrawal, I profit more on one-shot withdrawal in 2017. By using yr ASB calculator, I found that I earn more if I save the money in EPF till 2015 (assuming 5% div). By 2015 I manage to settle the balance of the loan i.e about RM71,085.

Even though, if I withdraw the loan every year (by year 2013 I could settle everything!), I found that the balance of my EPF remaining in the account is far less if I withdraw every year.

By eg. compare balance in EPF account in 2015:

a) Option1 :One-shot withdrawal in 2014
TOTAL LOAN: RM156,172.00
BY YEAR 2014 (I.E 7 YRS TIME FROM NOW)
TOTAL INSTALLMENT $81,753.00
EPF WITHDRWAL -$71,085.00
TOTAL PAYMENT $152,838.00

TOTAL LOAN $156,172.00
TOP-UP $3,334.00

EPF BALANCE IN 2015 $191,795.00

B) OPTION 2: IF WITHDRAW EVERY EACH YEAR
I manage to settle earlier (end of yr 2012/early 2013)
but top-up RM4337.84

however my EPF balance : RM126,266.58

191,795.00 EPF balance option 1
-126,266.58 EPF balance option 2
differences 65,528.42

My monthly installment is RM973.31. so if I save from year 2013-2015 (2 years) I only get RM973×12x2=RM23,518 (ASSUMING 5% DIV). So still couldnt get equally 65,528.42.

I decide to take option 1.Your ASB calculator is really helpful. thanks again.

Can i confirm, that for ASB loan, there is no definite loan tenure in the agreement eg RM20k in 10 yrs, its just a rough estimate made by the bank. Because of the loan interest depends on BLR, when BLR increases the amount deducted from the principles is lower, thus extending the loan tenure as where are only paying a fixed amount each month..

Am I correct?

[Reply]

from what i know, the monthly payment will varied with the changes of BLR, but the duration of the tenure is fix. can someone confirm this?

[Reply]

This depend what loan that particular investor apply for. If the investor’s loan is a variable rate loan, and the interest rates rise, total repayment amount will be increased. Meaning that the investor have to pay more each month to settle the loan.

Also bear in mind that if the fund price fall beyond a certain level, investor may be asked to provide additional amounts on top of normal investment. If fail, units may be sold to settle loan. This won’t be happening to ASB, don’t worry. Just a reminder for those who purchase funds without capital guarantee with loan.

I wanna ask a simple question, might sound silly. Which gives better return – RM10K in ASB versus RM10K in EPF, assuming no increment of investment/saving. Just that mere RM10K in there. Say for a period of 1 year (Jan 1 – Dec 31) and based on the average return percentage for each one.

Thanks…

[Reply]

If based on last year (2006), putting in EPF only yields 5.15% while ASB is giving 7.30%. It’s obvious that ASB will give better returns compare to EPF. But bear in mind returns are not fixed.

[Reply]

Yes Luna, historically, I can confirm that ASB yields more return than EPF. People are also expecting the same as EPF is a form of forced-investment. So it should be more conservative and thus yield less.

[Reply]

Irwan,

Just nak share info.

Utk ASB, setiap orang dia capped maximum investment RM200k sahaja. Maknanya bila dah reaches to RM200k, you cannot put money anymore.

But the interest accrued will be invested again, and only profit jer yg boleh diinvest semula.

Hope useful. Thanks for the xls system.

dear irwan.

kalu guna kalkulator, 1200 x 8% = RM 96.
camner ek????tolong…tolonggggggg….tolonggggg
emel ker saya pengiraannya…TQ

[Reply]

hi aqil,

klo gune asb calculator kat atas tu, RM1200 at 7%(bonus 2%) akan dpt RM84 utk dividen dan RM2.40 utk bonus.

just masukkan nilai dlm calculator tu.

table yg u cakap tu table mane?

[Reply]

contohnya, kalau kita buat simpanan rm100 sebulan dari jan-dec. so,the end of year will get rm1200.dividen dia kira camner?

[Reply]

oo.. baru faham soklannye.

sbb asb ni kire baki terendah stiap bulan. so klo masuk RM100 stiap bulan, skit lah dividen dia berbanding masuk terus RM1200

dlm post ni ade terang camne nak kire dividen bonus

Dear Irwan…

Soalan simple..biasalah malas nk pk. kalau ada 50k kat mana yang terbaik nak invest or nak simpan. lagi satu saya ada amik ASB loan 15k(2003) n 85k(2005) both dalam masa 15 tahun.. tak tahu ok ke tak.. takde masalah nak bayar tapi macam tak untung sgt jer.. tolong advice gak…

[Reply]

dear alia,

for the 50k, it depends on how much risk you are able to take and the duration of your investment.

If you can take moderate to high risk, mutual fund is the best to invest. the duration suggested for mutual fund is between 3-5 years.

if you want for safer investment, you can opt for ASB or islamic fixed deposit.

for the loan, while I don’t like taking a loan for investment, i do not recommend for termination as it involve large penalty. If you can keep it and comfortable with its payment, I don’t see any problem with it. it’s just you have to take more risk along the way.

[Reply]

Dear Irwan,

Thanks for 4 ur advice n suggestions.
Bank mana yang ada Islamic Fixed Deposit?
Is it advisable tak.. kalau keluarkan sebahagian duit dari Insurance n buat investment?

[Reply]

Thanks Irwan…..

[Reply]

hai Irwan,

nk tanya sket la..kalu kt buat loan asb kat maybank or cimb 2 ada profit ke..ke kt rugi sbb byr interest bank..huh..xphm aku..tolong le..pening ni

[Reply]

Salam En Irwan,

nak tanya sikit.

ASB kira dividen die base on nilai terendah setiap bulan. so, bile tarikh akhir ASB kire dividen tu, supaye kite xsalah timing masokkan duit.

tq byk2 :)

Irwan reply on July 25th, 2008:

sy pun kurang pasti

[Reply]

thanks a lot.
